Director of Residential Development

About the role

An exciting opportunity for a development professional to lead residential developments across Oman, managing projects from market research, concept creation and feasibility through approvals and handover.

Key responsibilities

• Lead residential and mixed‑use development projects from concept through handover.
• Conduct market research and competitor analysis to identify product opportunities and demand.
• Support feasibility assessments, business cases and development strategies.
• Coordinate architects, planners, engineers and specialist consultants throughout the development lifecycle.
• Lead planning, land‑use and building approval processes with government authorities.
• Monitor project budgets, timelines, risks and key milestones.

Required profile

• Bachelor's degree in Real Estate, Engineering, Architecture, Construction Management or related discipline.
• Minimum 12+ years' experience in real estate development, focusing on residential projects in the GCC.
• Proven experience managing front‑end development activities such as market research, concept creation and feasibility studies.
• Strong commercial acumen and ability to work with financial modelling and investment teams.
• Experience coordinating consultants, design teams and stakeholders throughout the development process.
