Project Director – Real Estate Development & Commercial

About the role

The company is a prestigious private real‑estate developer in Oman that is entering a rapid growth phase. It seeks a senior Project Director to lead the delivery of large‑scale residential, hospitality, beach‑club, retail and mixed‑use projects. The role reports directly to the Founder/Principal and acts as the key liaison between owners, architects, consultants, contractors and operators.

Key responsibilities

• Lead multiple real‑estate developments from concept through design, procurement, construction and handover.
• Serve as the Owner’s Representative, managing architects, engineers, consultants, contractors and specialist advisors.
• Establish project programmes, milestones, reporting structures and accountability mechanisms.
• Monitor progress against schedule, budget, quality and commercial targets, identifying and managing risks, issues and dependencies.
• Conduct project meetings, design reviews, technical workshops and progress updates for the Founder.
• Oversee budgets, cost plans, forecasts and cash‑flow, working closely with quantity surveyors and cost consultants.
• Review tenders, contractor proposals, variations, claims and commercial risks, supporting procurement and contract negotiations.
• Translate investment objectives into practical project strategies and ensure design aligns with commercial and operational goals.

Required profile

• Extensive experience delivering large‑scale real‑estate projects, preferably in mixed‑use or hospitality sectors.
• Strong commercial awareness and ability to manage senior stakeholders.
• Proven track record in cost control, risk management and contract negotiation.
• Ability to coordinate multidisciplinary teams and drive projects to successful completion.
