Technical Asset Manager

About the role

The Technical Asset Manager will join an owner‑side asset management function supporting a portfolio of hotels in Oman. The role focuses on maintaining technical performance, condition and long‑term value of the assets while aligning with ownership objectives.

Key responsibilities

• Support the preparation of CAPEX plans, Property Improvement Plans and technical improvement priorities in coordination with hotel operators, General Managers and engineering teams.
• Conduct regular site visits and asset condition reviews to identify maintenance risks, deterioration, compliance gaps and improvement needs.
• Develop and monitor lifecycle maintenance plans to reduce reactive work, extend asset life and feed long‑term capital planning.
• Review OPEX, CAPEX, renovation and improvement budgets to ensure realistic, cost‑controlled spending.
• Track renovation, upgrade and improvement projects against approved budgets, timelines, scope and quality standards.
• Collaborate with hotel operators, consultants and contractors on maintenance projects, corrective works and asset improvements.
• Ensure technical, safety, brand and asset condition standards are upheld during operations, renovations, handovers and pre‑opening phases.
• Monitor contractor, vendor and service provider performance against scope, SLAs, safety, quality, timelines and cost controls.

Required profile

• Proven experience in technical asset management within the hospitality or hotel sector.
• Strong knowledge of maintenance planning, CAPEX budgeting and lifecycle asset strategies.
• Ability to work closely with hotel operators, engineering teams, consultants and contractors.
• Familiarity with local regulations, HSE standards and statutory compliance requirements.
